100% Designated Properties
Each property comprising our investment funds is indentified and acquired by AEP prior to any presentation to investors. This means that fund-specific property visits are a regular part of investor review of AEP’s fund offerings. Because of this structure, AEP is able to eliminate construction completion risk to the investor. This measure of certainty differs starkly from our competitors who rely on investor financial contributions before properties can be identified.
Strategic Investments
All current AEP federal and state LIHTC investments are in properties located in Missouri and Georgia. As a result, our offerings have disproportionately low debt coverage requirements. In addition to reducing or eliminating debt on the properties, the additional equity generated by the state tax credits allows for the use of higher quality construction materials and the inclusion of more desirable amenities for the residents..

All of AEP’s agreements with development partners allow AEP to remove and replace the developer, contractor or property management company if certain performance benchmarks are not met.
