The Accountants within Affordable Equity Partners apply company policies and control procedures in the preparation of AEP and equity fund financial statements. This group prepares monthly financials and the state and federal fund Investor Reports as requested by the investor. Collaborating with outside accountants, the accounting department assures the successful and accurate completion of tax returns and audits.
The Acquisitions and Underwriting group becomes involved with site selection, providing assistance with completing tax credit applications and securing financing. Once a developer is awarded credits, this group performs a preliminary financial analysis and an initial market review. They also prepare necessary information required for investments in affordable housing projects for seniors and families. Through the underwriting process of market analysis, assessment of property specific and developer specific financial data an investment summary is provided.
Asset Management is responsible for ensuring that each property is being developed and maintained in accordance with IRS Section 42 laws and regulations. This group monitors a portfolio of properties from acquisition through operational stabilization by conducting site inspections, analyzing monthly financials and producing quarterly Investor reports. Through these actions, our Asset Managers maintain strong relationships with developers, management companies and investors.
Leasing Specialists assist with the lease-up of new senior and family communities to satisfy the critical Section 42 requirement to trigger the flow of credits. Beginning with initial construction, members of the leasing team plan and implement marketing and advertising campaign for the specific property. In addition, they assist Property Managers in covering the leasing center office hours and provide prospective residents tours, paying particular attention to lead follow-up.
The Closing Group is responsible for review and evaluation of all due diligence necessary for the transactions involving the placement of AEP equity with AEP’s developer partners as well as the negotiation and foundation of the necessary transaction documents. This group also syndicates the resulting investment funds to investors with a strong focus on creative risk investigation strategies.
